Callaghan Horiuchi partnered with Julius Meinl Living to conduct a comprehensive feasibility study for the brand’s first property in the United States. Building on Julius Meinl Living’s reputation for refined extended-stay hospitality, our team developed a strategic framework to guide program, positioning, and site optimization.

Through detailed research and analysis, we assessed the local market, zoning constraints, and evolving guest expectations to shape a viable business and design strategy. We explored multiple massing and layout scenarios, balancing operational efficiency with the brand’s standards of understated luxury. Our process integrated cost estimating, adjacency planning, and circulation analysis to create a clear roadmap for investment and development.

We developed recommendations for public and private space allocation, extended-stay unit mix, amenity programming, and back-of-house requirements. These studies informed how the property could maximize its site footprint while maintaining a welcoming pedestrian scale and support a mix of guest profiles from short-term travelers to long-stay residents.

This feasibility study positioned Julius Meinl Living to assess the viability of its first U.S. property with a program that reflects both its European heritage and the dynamics of a fast-growing American market. By aligning brand standards with real-world conditions, our work established a foundation for design, operations, and guest experience that Julius Meinl Living could use to better understand their potential development in the United States.
